Six delivery divisions, each staffed and scheduled in-house. Permitting, inspection, and closeout are part of the contract — not a change order.

Build-out for retail, office, and medical suites: demolition, partitions and storefront, ADA path-of-travel corrections, lighting, HVAC and fire-life-safety coordination, phased so an adjacent tenant stays open.
Down-to-studs remodels: load-bearing modification, re-pipe and re-wire to current code, insulation and drywall, cabinetry, tile, and finish carpentry — permitted and inspected, with the paper trail to prove it.
Detached and attached accessory dwelling units, garage conversions, and square-footage additions — site planning, separate utility service and metering, and compliance with California ADU statute and local setbacks.
Tear-off and re-roof in composition, tile, and flat membrane with sheathing, flashing and ventilation detailing; stucco and siding; plus grading, drainage, flatwork, retaining walls, and outdoor living structures.
Emergency response for leaks, slab breaks, and flooding — extraction, structural drying, mold remediation, and reconstruction to original finish, documented for your carrier. Ongoing service contracts for portfolio owners.

Replace with the scope: existing conditions, what changed structurally, which trades we carried, and the outcome the owner needed. Two or three sentences — the photography carries the rest.

Process
Four stages, each with a written deliverable. You always know what has been approved and what it costs.
We visit the site, measure, record existing conditions, and write the scope as line items you can price against.
Drawings, structural engineering where required, and plan check with your city — submitted, corrected, and issued by us.
Sequenced trades, a posted schedule, weekly progress updates, and written change orders before any cost moves.
Final inspection, punch list closed in writing, as-builts where applicable, and a workmanship warranty on everything we installed.

Retail Builder & Advisor Services Inc. is a licensed California general contractor founded in 2018. We run our own crews, keep our subcontractor list short and accountable, and hand owners a written scope they can compare line by line.
The advisory side is what separates us. Before a shovel moves we review feasibility, code and setback constraints, permitting sequence, and realistic cost — so you know whether a project pencils out before you spend money finding out. Owners, investors, and lenders retain us for that assessment as often as for the build.
